Set on Level 9, this light-filled apartment features two serene bedrooms and two bathrooms, with calming views across the Nerang River - a peaceful contrast to the vibrant energy of Surfers Paradise below.
The master suite includes a queen bed and private ensuite, creating a quiet retreat at the end of the day. The second bedroom features two single beds and is positioned near the main bathroom, making it ideal for families or guests travelling together.
The open-plan living space has been designed for comfort and connection, flowing into a fully equipped kitchen with modern appliances. You’ll also enjoy a private laundry, Smart TV, and complimentary high-speed Wi-Fi - everything you need for a seamless stay.

Travelling with a baby or toddler?
Yes - we happily welcome one infant or toddler in addition to the maximum of 4 guests, provided they are using the supplied travel cot/crib.
Please ensure you let us know in advance so we can prepare the space for your arrival.
Guest Access:
Guests enjoy exclusive use of the entire apartment, offering complete privacy and a true home-away-from-home experience. You’re also invited to enjoy the building’s shared amenities, including the outdoor swimming pool, BBQ area, and fully equipped gym.
If you’re travelling by car, a secure undercover parking space is provided for your convenience (maximum vehicle height 2.2m).
Your comfort is important to us, and we’re always available should you need anything during your stay. While we aim to ensure everything runs seamlessly, please note that building amenities may occasionally be unavailable due to scheduled or unforeseen maintenance managed by the building’s body corporate. These changes are outside our control and may occur without prior notice.

Building & Host Communication
Essentia is a privately owned residential building, and building staff are unable to assist with individual apartments. Should you need anything during your stay, please contact us directly via the Airbnb messaging platform — we’re always happy to help.
Location & Ambient Noise
The apartment is situated within a high-rise building close to a main road. While the elevated position offers beautiful river views and a central location, some daytime traffic noise may be audible. This is part of the surrounding environment, and we appreciate your understanding.
Cleaning & Care of the Apartment
Each stay is supported by professional cleaning to ensure a high standard for every guest. We kindly ask that the apartment is left tidy upon departure.
If you have any concerns regarding cleanliness on arrival, please notify us immediately. Our cleaning team can return within 6 hours to address the issue.
• Cleaning concerns must be reported within 6 hours of check-in
• Guests must allow us the opportunity to rectify the issue
• If a cleaning solution is declined, refunds cannot be offered
Additional cleaning required due to excessive mess or damage will be charged at $50 per hour, and any damages will be assessed accordingly.
Lost & Found
Items left behind can be held for up to two weeks. Collection can be arranged, or items may be posted at the guest’s expense.
Check-Out & Late Departure
Standard check-out time is 10:00 AM.
• 10:00 AM – 12:00 PM: half-day rate applies
• After 12:00 PM: late check-out is not available
These timeframes help ensure a smooth transition for incoming guests.
Keys & Access
Please request any additional keys at the time of booking. Always take your key with you when leaving the apartment.
Lockout fees apply:
• $80 (9:00 AM – 5:00 PM)
• $120 after hours or on weekends
Lost keys incur a $300 replacement fee.
Luggage Storage
We’re unable to offer luggage storage before check-in or after check-out. Guests requiring storage may wish to use a nearby service such as Bounce Luggage Storage – Surfers Paradise.
House Rules
For the comfort of all guests and residents, smoking, pets, parties, and events are not permitted. Penalties apply for any breaches.
Linens, Cleaning & Consumables
The cleaning fee covers standard departure cleaning only. Guests are asked to:
• Dispose of rubbish in the designated bins
• Wash used cookware, dishes, and cutlery
For stays longer than 7 nights, consumables may be replenished upon request. Additional linens or supplies outside standard inclusions may incur extra charges.
