🏡 House Rules – Please Read Before Booking
• No Parties or Events. No Schoolies. Group booking require pre approval. Parties, gatherings, or events are strictly prohibited. Breach of this rule may result in immediate termination of booking plus additional $2000 fine.
We also require a copy of your ID (front and back)
• Maximum 5 guests (extra guests on approval)
• Quiet Hours: 9 PM – 7 AM
• Smoking is not permitted anywhere on the property. No smoking, vaping or illegal drug use is permitted anywhere on the property, indoors or outdoors. Charge of $500.00 if fund to be
• Pets (This property is only suitable for small dogs under 5kg - prior approval is required) Pets may not be left unattended if they are prone to barking or making an unreasonable amount of noise that could disturb others. Pets are not allowed on furniture .
Any damage caused by pets will be charged to the guest.
• A noise monitoring device is installed to help ensure compliance with quiet hours and house rules. The device monitors noise levels only and does not record conversations or audio.
• No smoking, vaping or illegal drug use is permitted anywhere on the property, indoors or outdoors.

Quiet hours are strictly between 9:00 PM – 7:00 AM.
Please keep noise to a respectful level during these hours.
👥 Registered Guests Only
• Only guests included in the reservation may stay overnight
• Visitors require prior approval
🏠 Respect the Property
• Please treat the property with care and report any accidental damage promptly
• Please notify us during your stay of any maintenance or cleanliness concerns so we have the opportunity to assist
• Additional cleaning charges may apply where excessive cleaning is required beyond standard turnover preparation.
⚖️ Illegal Activities
• Absolutely no unlawful activities permitted on the property
🔑 Keys & Remotes
• Lost keys or garage remotes incur a $150.00 replacement fee
Checkout Expectations
• Please place only general rubbish in bin provided in common area
• Place dirty dishes in the dishwasher and turn it on before check-out
• Return moved furniture to its original position
• Switch off lights, air conditioning and small appliances before departure

📷 Security & Noise Monitoring
• Indoor noise monitoring device installed for noise-level monitoring only (measures decibel levels only — no audio recording or voice monitoring)
